Sullivan County's largest city didn't grow up piecemeal the way a lot of towns did — Kingsport was laid out on purpose in the early 1900s as the "Model City," built up around Eastman with distinct neighborhoods planned from the start rather than added on block by block. That history is still visible in the housing. You've got a real concentration of early-20th-century homes from those original planned neighborhoods, a wave of mid-century houses that followed, and newer subdivisions — Ridgefields, Preston Woods, and areas out toward Colonial Heights — built decades later on the edges of the original plan.

That range means I'm rarely working on the same house twice. A 1920s planned-neighborhood home and a 1990s subdivision house fail in different places and for different reasons, and I treat them that way instead of running one script on every job.
