Bristol's housing — a twin city built in two eras
Bristol grew up as one town split by a state line, and the housing tells that story. Close to State Street and through the older sections on the Tennessee side, you've got homes that have been standing for generations — original trim, older framing, additions bolted on over the decades. Further out, the growth has been newer, and those houses come with their own punch list once the first decade or two of wear catches up with them.
Either way, this is valley country — humid, better than 45 inches of rain a year, with winters that put wood through freeze and thaw over and over. On the older side of town that shows up as wood rot in trim and porch posts, houses that have settled a little at the corners, kitchens and baths that haven't been touched since they were built. On the newer side it's decks and railings starting to go soft, windows and doors that don't seal like they used to, and drywall that's picked up cracks and dings from a decade of daily use. I see both ends of that spectrum regularly, sometimes on the same street.
